M-2450 Modular Home
Certified transportable dwelling module. Physics-first engineering. Zero-Waste CNC production. Offline-capable smart home OS.
Autonomous modular housing platform. M-2450 module. 8-week production cycle. 4% construction royalty + optional software and certification fees.
For modular and timber prefab manufacturers preparing for EPBD 2030: a Delphin-validated reference wall standard (U=0.116 W/m²K, 6/6 PASS), local-first document triage method, and read-only skill runtime prototype. We help connect BIM quantities, EPD documents, CO2/GWP assumptions and human-approved technical decisions into one local-first evidence trail.
Looking for 1-2 partners willing to test the method against their real documentation pains. Discovery calls: info@emodulus.eu
Dimensional Standard
M-2450 is sized to European road transport tolerances:
- Width: 2 450 mm — matches the inner clearance of a standard Tautliner trailer. Eliminates oversized-load permits.
- Height: 3 000 – 3 200 mm, keeping combined transport height under 4.0 m to clear European viaducts.
- Maximum monolithic length: 10 000 mm.
- Modularity grid: all frame dimensions are divisible by 610 mm or 1 220 mm (standard plywood sheet) — guaranteeing Zero-Waste CNC cutting, material waste below 3%.
Legal Classification
M-2450 is designed for a movable-asset classification pathway, not traditional real estate.
- Rests on adjustable supports or reinforced concrete road plates — no permanent foundations.
- Each unit carries a unique VIN and is recorded in the equipment registry (not the real-estate registry).
- Legal basis: ECJ case C-315/00 (Maierhofer, 2003) — demountable prefabricate without permanent foundations retains movable status. ECJ C-315/00
- Enables bank financing as industrial equipment under a target equipment-class financing framework (subject to bank validation).
Module Configurations
| Configuration | Floor Area | Modules | Typical Use |
|---|---|---|---|
| Mini | 24.5 m² | 1 | Studio, office, guest house |
| Standard | 49 m² | 2 | Family home, 1–2 bedrooms |
| Family | 98 m² | 4 | Spacious home, 3 bedrooms |
| Premium | 147 m² | 6 | Two-generation luxury home |
Space expands only by joining modules side-to-side using EPDM gaskets, guide pins, and reversible couplers. Quick-Coupler umbilicals connect electricity, water, sewage, and data within one hour.
Production cycle: 8 weeks from order to delivery. 16-month cashflow advantage over the traditional 18-month construction cycle.
Breathing Sandwich Wall & Hempcrete
Breathing Sandwich Wall
The wall envelope follows the Gore-Tex principle: fully airtight from the outside, maximally vapor-permeable from the inside. The assembly is designed for outward moisture transport; wall condensation risk is minimized by the vapor-open construction principle.
| Layer (outside → inside) | Material | Thickness | Function | Certificate |
|---|---|---|---|---|
| Wind barrier | Steico Protect | 25 mm | Wind shield, thermal bridge interruption | ETA-03/0042 CE |
| Thermal core | Steico Flex wood fiber | 240 mm | Primary insulation, capillary moisture transport | ETA-19/0605 EN 13171 |
| Structural frame | Steico I-Joist twin-T beams | — | Monocoque stiffness, Zero-Waste CNC cutting | ETA-06/0238 EN 14374 |
| Micro-climate battery | Hempcrete (IsoHemp dry-pressed panels) |
70 mm | Moisture buffer, pH >12 (engineered to mitigate mold risk), CO₂ sequestration | ETA-13/0399 |
Hempcrete Value Proposition
- Moisture Buffer Value: 2.0–2.4 g/(m²·%RH) — 5–6× better than AAC. Solves the 20–25% winter humidity problem without active humidification.
- pH above 12 — engineered to mitigate mold risk (alkaline pH environment).
- CO₂ sequestration: 110–165 kg per cubic meter. The building actively captures carbon dioxide.
- 70 mm hempcrete layer pressed at the factory (30-ton hydraulic press) and installed dry. Wet on-site casting is forbidden — it stalls production for 28 days.

Structural: M-2450 Two-Module Assembly (10 m × 5 m, 6 supports) — Autodesk Robot Structural Analysis. Combined load deflection 7 mm. L/1428 — nearly 5× stiffer than the L/300 minimum norm.
Structural Stiffness
Structural Stiffness
Autodesk Robot Structural Analysis: M-2450 two-module joint (10 m × 5 m) on six supports.
- Self-weight deflection: 4 mm
- Combined load deflection (snow + wind + use + materials): 7 mm
- L/1428 ratio — nearly 5× stiffer than the L/300 minimum required by norms.
- Assembly behaves as a monolith, designed to minimize transport and lifting deformation risk.
NFC Digital Product Passport
Each metal hinge of the three-hinge frame carries an integrated NFC chip tied to a RevLog entry. Three simultaneous functions:
- Authenticity — scan reveals the complete production, transport, and operation history.
- Escrow trigger — NFC scan in the logistics chain releases stage payment automatically (30 / 40 / 30 schedule).
- Proof of Node — the NFC hinge is the physical Soulbound AISBL membership key.
